Our Exclusive Listing Program

Here's what you can expect when you sign on to our Exclusive Listing Program.

First, we establish the right price for your property.

You sign a two page Exclusive Right To Sell Agreement with Devlin McNiff, which formalizes length of Exclusive relationship, price, and commission. We also establish showing procedures appropriate to your needs.

Property is introduced to Devlin McNiff sales staff and Devlin McNiff marketing staff.

Devlin McNiff invites all brokerage firms in the marketing area to participate in selling your property (Co-Broking the listing).

We hold a Broker Open House.

We produce a package of relevant information--survey, fact sheet, photographs, co-broke agreement.

Devlin McNiff uses all the most effective marketing tools to make the public aware of your property and to position it as an excellent value:

•   Internet--including Trulia.com, Frontdoor.com, Streeteasy.com, Hamptons Real Estate on Line. com (HREO.com), 27east.com, RELO.com, and, of course, Devlinmcniff.com.

•   Print Advertising--including The East Hampton Star, The East Hampton Press, HC&G, Hamptons Magazine, and Homes of the Hamptons

•   Sign on your property

•   Picture in our window at 3 North Main Street in East Hampton Village, in a high traffic location.

•   Public Open Houses

•   Direct mail to neighbors and residents of other neighborhoods in which the demographics match those to whom your property may appeal.

All offers, whether from Devlin McNiff or other co-operating brokers, are communicated to you through your Devlin McNiff Exclusive listing agent with Devlin McNiff advising you as to appropriate response and market conditions.

Once an offer has been accepted, a Memo of Sale is forwarded by Devlin McNiff to both your attorney (who will draw up the contract of sale) and your buyer's attorney.

All inspections are normally completed prior to contract signing.

Contract signed by buyer first, and then seller, and returned with 10% down payment, which is held in escrow by your attorney.

Updated survey and title search is done by buyer. Updated certificate of occupancy is provided by seller.

Attorneys establish a closing date, usually 30 to 90 days after contracts are signed.
